Our difference in being a boutique agency is you are dealing personally and solely with our director of Property Management Elisha Jackman. In the process of leasing your home, Elisha will:

  • Marketing, inspections and processing of tenant applications
  • Conduct thorough tenancy checks including TICA database
  • Preparation of lease and collection of 1st months rent and bond
  • Lodgement of bond at residential tenancies bond authority 
  • Completion of ingoing condition report including detailed photographs 
  • Providing owner and tenant access to property me database 
  • Provide tenant with consumer affairs rental guide 
  • Connection with tenant utilities 

With the ongoing management of your property, Elisha will consult directly with you as per owner instructions as we understand and aim to meet the specific needs of each rental provider, whilst maintaining an exemplary level of service. This includes: 

  • Daily rent management and arrears 
  • Organising maintenance with trusted trades 
  • At your request, we can arrange payment of council rates, water rates, owners corporation, levy’s, insurance premiums and any other related charges from your rental funds 
  • Routine inspections are carried out at three months, then every six months thereafter
  • Market rent reviews carried out on each property ensuring you are getting the most out of your investment 
  • Fortnightly or monthly rental statements as nominated by clients
  • Professional advice and representation when required at VCAT
  • Up to date legislative advice
  • Ongoing communication with all tenants 
  • Re-advertising when tenant gives notice and providing them with final inspection guide to ensure a hassle free exit
  • After an approved vacate inspection management of bond refund back to the tenant
